Concept
The architects delivered this scheme design of a high-rise mixed-use building of 35000sqm, composed of retails, restaurants, leisure, and office units (loft type). Locating in a run-down area, the project is expected to play an important role in community regeneration.
There are several restrictions to this site: a 2m diameter underground sewage pipe running right cross the site imposes a 20meter building setbacks, and the underground railway of 20m below implies geo-mechanical limits; there is also a hospital outside the north-east boundary, which request precautions for its right of light and intensive shadow analysis.
As design strategies, the 20m drainage redline is left blank as a promenade area blank area, while another pedestrian zone is planned in diagonal line cross the site. Around the merging point of the two streets, a circle plaza is placed in the end point, which acts as an event place and is expect to attract people gathering around the deeper part of site. The site is consequently divided into 3 pieces that are naturally fit for different functions yet remain complementing.
Among the low rise skirt building, several street-level escalators and high-level footbridges are planned to improve the accessibility to the upper floor commercial units. Shop signboards and billboards are all integrated with the façade.
The two office towers are truncated into unparalleled faces to avoid unnecessary shadows casting and view-obstructing. The core-n-shell office units are naturally ventilated with VRV A/C units and compensated by a double-leaf façade with deep-fin shading grid. The loft offices have unusual ceiling height to provide better flexibility.
